First Day of School Search

Two years ago, we began publishing ratings and reviews for schools on Redfin.com. Today, we take another major stride toward reinventing real estate in the consumer’s favor: Redfin.com visitors can now search for listings by school attendance areas. What’s the big deal? It turns out that schools play a crucial role in real estate. Home buyers rely on school information to decide which neighborhoods to live in, while homeowners retain a higher resale value if their home is served by highly-rated schools.

Redfin agents have experienced this sentiment first hand, advocating for buyers whose primary home-buying goal “is that both (daughters) will have the opportunity to graduate from Newport High School.” Many of our website visitors have also spoken, asking for “a way to limit the house search to certain schools.” We are proud to announce that school attendance areas have been added into our search experience.

Here are some of the key highlights of how “school search” works on Redfin:

  • Search by school name (i.e., Garfield High School):
    • Type the school name into the “Location” box above the map on Redfin.com. The school’s enrollment boundary will appear on the map, outlined in red. Additional details about the school, including its GreatSchools rating, will be available to the right of the map.

    School Autocomplete

  • Click a school icon  on the map page:
    • To the right of the map, click “Show Attendance Zone” to view the homes for sale inside the school enrollment boundaries.

  • Extra Credit: Subscribe to a Redfin Instant Update or Daily Update so you are notified within minutes when a home is listed for sale within a particular school attendance zone.
    • Search by school name.
    • Click “E-mail me new listings” and choose Daily or Instant alerts.

    Email Alerts for Schools

School search also works on our iOS and Android applications. Just type in the name of a school and hit the “Search” button:

The first day of school represents the beginning of a new year, when students are given the opportunity to learn and take the next step toward achieving their dreams. The same is true for us at Redfin – we’re excited to share this feature with our customers, and look forward to collaborating with our data providers to ensure that the reliability and coverage of our schools data is as accurate as it can be.

As usual, a big “thank you” goes out to everyone on the team who contributed to this feature and a special shout out to Jamie DeMichele, our Technical Lead, and Llewellyn Botelho, our QA Manager, for taking charge on this feature.

If you find any inaccuracies or have any requests for additional coverage, kindly shoot us a note at data-issue@redfin.com and we will do our best to follow up with every inquiry.

I have been helping a friend find a home in the Denver area. I was using another site to identify homes in certain school areas. I was wondering why Redfin, my favorite search site, did not do this. You must have been reading my mind!

  • Circuit

Wow that is cool! How did you guys figure this out? I thought every school has a little map of their coverage. I hope you didn’t have to go to every school in the US!

    • Patrick Tsao

      Hi Circuit,

Thanks for the note! We work closely with third party data providers
who aggregate the schools data into a single data feed for us to
integrate into our website. They send us regular updates on the schools
data, allowing us to keep our content fresh on Redfin.com.

Feel free to write back with any other questions!

Just wondering, how do you track changes? Probably it is hundreds of school boards and not all of them publishing news on their websites. Right?

I just searched the John Stanford International School boundary in Seattle and it is incorrect on Redfin. You have included homes in both BF Day and McDonald Elementary boundaries. Please correct or buyers may be misled.

    • Patrick Tsao

      Hi Heather,

Thanks for pointing that out! There have been some changes to the
school zones in that part of Seattle recently. One of our employees
found the John Stanford boundary mismatch prior to the public release of
this feature but unfortunately, we weren’t able to get the boundary
corrected for that school prior to launching the school search feature. Please be assured that we are actively working with our data provider to get it fixed as soon as possible.

Please let us know at data-issue@redfin.com if you notice any other errors. We definitely want to know and will do our best to address each issue as they come up.

  • Katie

I can’t find anything for McDonald International Elementary School in Seattle. Is this because it’s a new school?

    • Patrick Tsao

      Hi Katie,

Thanks for reporting this issue. This is a result of some recent shifts in the schools in that area and while we do have that school available as “MacDonald & Lincoln”, we don’t appear to have a school attendance zone available for that school in our system. This is something that one of our employees called out a while ago and we’ve been working with our data provider to resolve the issue.

Please let us know if you notice any other errors.

  • MJ

School data has been a very value valuable addition, thanks!
When I set up alerts for a particular school I get listings that are ‘near’ the school and not necessarily homes that go to that school. Not sure if that’s a data issue or a bug – if you could look into that it’d be great, thanks!

    • Patrick Tsao

      Hi MJ,

Thanks for reaching out. Can you please let us know which school you searched for? Many schools don’t have a proper attendance boundary because they are private or are magnet/charter schools that require a more complicated application process. In these cases, our search shows the location of the school along with homes for sale nearby. However, we have also found that in some cases we are missing the outline for schools with legitimate boundaries. If you can tell us which school you’re referring, it will help us dig further.

Looking forward to hearing back from you!

Wow. This is cool. This can help more people a lot. Thanks Redfin!

  • Karla

It would be awesome if it could search via school district.

  • jdub

Need search option to filter search results using minimum school rating for individual schools and perhaps even aggregate ratings for all 3 school types (Elementary,Middle, and High).

    • Aaron

I agree. I’d like to find a house with an elementary school with rating >= 9. There are several in my area, so I’d like redfin to aggregate my work instead of having 6(!) different searches to go through.
