Housing Prices Holding Steady in Brookline?

Is it just my imagination, or are Brookline housing prices holding steadier than you might imagine in this shaky market? Until recently, I had been looking to buy a 2 bedroom condo of more than 1000 square feet in Brookline. Two years ago, I could barely find anything decent for less than $500,000. These days, I can find stuff for, well, a little bit less than $500,000 — but not by much. Brookline’s prices have dropped, but not shockingly so. Whether prices will continue to remain steady is anyone’s guess, but my bet is yes: Brookline’s great school system, proximity to Boston, and urban, walkable feel combined with tree-lined streets and well-kept, safe parks is going to mean that housing slump or not, prices remain high.

If I were still out shopping for a two-bed condo for under $500K (better yet $450K) here are a few I would take a look at:

33 Kent Street, No. 8, 1180 sq.ft.

1496 Beacon Street, No. 5 — $415K, 1075 sq. ft.

138 Fuller, No. 2 — $399K, 1000 sq.ft.

23 Warwick Rd, No. 4 — $459K, 1,313 sq. ft.

Are these prices still holding or dropping? Are they still available?

I think Brookline is holding steady. A little pricey to me.

Well if you’re paying for the environment this condo’s located in, why not pay a little more for those perks?

Those listing don’t sound too bad, though I wish they had pictures.

These do sound interesting. Are they in Brookline or Brighton?

To Ted:

All listings are in Brookline. There seems to be a glitch with the computer on the first listing though.

The first listing must be a glitch… where did you get it? It’s not for sale. (I should know - I own it :))
