Around the Neighborhood - The Church of Scientology

The Boston branch of the Church of Scientology is located at Hereford and Beacon Streets in the Back Bay. You might have noticed a handful of strange, masked protesters there today; considering the fine weather and the Yankees/Sox match-up just down the street, it was quite the turnout.

Anyway, the “Church”, never one to shy away from the latest trends, is attempting to move to the South End. Once the protesters, cameras, security guards, and armadas of strange-looking people trying to read your Thetan levels have moved out, one can only assume there’ll be a sizable increase in market value for property nearby. And in this down market, that’s something to note.

1 Bed, 1 Bath, 641 sq. ft.
A little dark, a little basementy, but a fair amount of space at a price that’s practically unheard of for the neighborhood. $560-per-square foot is something you’d be lucky to find out in Brighton or the Fenway. Plus the central location and larger living room will make for plenty of entertainment opportunities.

452 Beacon St #6 - $1,095,000
2 Beds, 2 Baths, 1,512 sq. ft.
Why would it be that this house is listed at three hundred thousand dollars above its assessed value? Or that same outrageous gap above its previous sale price, at the peak of the Boston market bubble back in 2005? Could it be the deeded parking, or the sweeping river views? Maybe - but my money is on the lack of Scientologists.

Now, see, this is basement done right. Good natural light sources, open spaces near windows, reflective accoutrement - though I think it may be split between the garden and first levels, which is kinda cheating. But for the cost and location, it certainly represents one of your lowest risks of Seasonal Affective Disorder.
