Rialside or Ryalside?
Either way you spell it, there are some really beautiful places for sale right near my little cottage by the sea. Of course, I’m interested in tracking them.
We have a “condo alternative,” but not the smallest place around here. And we have “obstructed” views of the water, meaning that we see our neighbors’ roofs, and that Zillow doesn’t count us as waterfront in its calculations. And while I’m having to build a shed this summer to house my home office (it’s going to be a nice shed….), the best thing about a little house might be the energy savings. Last winter, none of my heating bills went much over $200, and my stove and water heater are responsible for about $80 of that.
This place was insulated and cared for by Chuck, our neighbor around the corner, before he had a second child and moved to a little ranch on the other side of the peninsula. Even with picture windows and skylights, the house holds heat (nowadays, good glazing often has an R value greater than the walls surrounding your windows). I think part of the advantage over our old apartment, which cost a fortune to heat and was about the same square footage as this place, is the second floor. Heat rises, so any time you heat the downstairs, you heat upstairs, too.
Most of these are bigger than our house…but that just means there’s more to love.
27 Crescent Avenue in Beverly is going to be a lesson. Water views may make houses sell fast, even in this market. Besides the obvious aesthetic advantages, there’s the perception that water views make a property a more desirable investment. Keep your eye on this one and see if it sits around:

7 Porter Terrace is interesting; it comes with land and subdivision rights, and that’s a big deal around here. Of course, it would be nice if someone bought it and just planted a bunch of trees and left us the greenspace.
