Hall, star of the hit TV show “Dexter,” just picked up a $3.825 million dollar home in the <a href="http://www.redfin.com/neighborhood/9961/CA/Los-Angeles/Los-Feliz">Los Feliz</a> area of Los Angeles. The home is across the street from Kate Walsh, who<a href="http://blog.redfin.com/blog/2013/05/celebrity-real-estate-roundup-jennifer-love-hewitt-marc-anthony-kate-walsh.html"> just listed</a> her estate for $4.75 million! Hall’s new home spans more than 5,600 square feet and comes with six bedrooms and six baths.</p>
<p>The Spanish Colonial was built in 1923 and has since been restored. It comes with views of downtown L.A. and the hillside below. Aside from a few <a href="http://media.cdn-redfin.com/photo/40/bigphoto/931/13-662931_23_1.jpg">Dexter-like bathroom light fixtures</a>, the interior design has a cozy, traditional feel. The professional kitchen has upscale, imported appliances and surfaces, and the master suite has wood beam ceilings, a sitting room, downtown views and a large luxury bath. The home comes with a one-bedroom guest house, swimmer’s pool and media/recreation room.</p>

The home was previously owned by Live Nation CEO Michael Rapino, who bought it in 2007. Rapino had listed it for $2,975,000, which means Anna and Chris paid over-asking for the four bedroom, 3.5 bath home.</p>
<p>The Mediterranean style estate spans 4,700 square feet and features vaulted ceilings, a bright grand room with fireplace, a large gourmet chef&#8217;s kitchen and oak paneled den. The master suite has a terrace, fireplace, sitting area, his/hers walk-in custom closets, and a master bath with steam-room and spa tub.</p>
<p>Anna and Chris must like to work out, because the home comes with a professional gym and championship tennis court. Outside there’s a saltwater pool, built-in barbeque, lush landscaping with towering palm trees, and a Spanish-style courtyard. It is located in the Nichols Canyon area of <a href="http://www.redfin.com/city/20771/CA/West-Hollywood">West Hollywood</a>, minutes from the Sunset Strip.</p>

The 87-year-old Playboy founder married Harris, a nude model, in December 2012. According to <a href="http://www.usmagazine.com/celebrity-news/news/crystal-harris-signed-ironclad-prenup-before-marrying-hugh-hefner-2013101">US Magazine</a>, Harris will not be in his existing will, but apparently she’s not missing out. The home he bought for her is almost 6,000 square feet, with four bedrooms and five bathrooms.</p>
<p>The modern architectural estate overlooks the L.A. skyline, and is minutes away from the Sunset Strip. Floor-to-ceiling sliding glass doors and multiple terraces maximize the view. The home comes with a theater room, game room and infinity pool and spa. Unique architectural details include a floating butcher-block wooden staircase, fine stone and tile work, and Jerusalem stone walls. The home was built in 2011 and includes smart technology.</p>
<p>Hefner purchased it from Jason Rubin, a video game director (known for “Crash Bandicoot”), a comic book creator, and Internet company founder. Rubin purchased the property (with no home on it) in 2004 for $710,000.</p>

				<content:encoded><![CDATA[<p>The housing market across the nation was hot again in April.  Yes, home prices are up. But the big story in this month’s report is that inventory posted its largest month-over-month increase in over three years. With more homes finally available to buy,This  home sales posted their strongest March to April gain since 2009.</p>
<p>The key metrics across 19 major metropolitan markets are:</p>
<ul>
<li>Home prices in April increased 16% year over year, and rose 5% since March.
	</li>
<li>The number of homes for sale (inventory) is down 26% compared to April 2012, yet increased 6.4% month-over-month. This is the largest gain since March 2010.</li>
<li>Home sales rose 10.7% from 2012, and gained 7.2% from March.</li>
<li>The percentage of listings that were under contract within 14 days of their debut inched up yet again from 34.5% in March to 35.2% in April, another record high.</li>
</ul>
<p>The market is as competitive as ever with more than a third of homes going under contract in two weeks or less, but there may be light at the end of the tunnel for buyers with the solid gains in inventory.</p>
<h2>Sales Volume Up Again, Back to Double-Digit Gains Over 2012</h2>
<p>Home sales shot up again from March to April, turning in the strongest month-over-month gain for this time in over four years. Last year saw an especially strong May, so it is possible that this number may slip some next month, with year-over-year sales going slightly negative.</p>
<p>Fifteen of the 19 markets we track saw sales increase from a year ago, five more than in March. Two markets saw a slight decrease in sales volume from March to April: San Francisco dropped 1.5% and Long Island fell 2.6%.</p>

<h2>Home Prices Up from 2012 in Every City</h2>
<p>Nationally, home prices shot up again in April, coming in 16 percent higher than a year earlier. Prices gained big again month-over-month, rising 4.9 percent from March. Eighteen of the 19 metro areas that Redfin measures saw month-over-month increases in April, the same number that saw increases in March.</p>
<p>San Francisco, Sacramento, and Las Vegas turned in the largest year-over-year price increases, gaining 34 percent, 33 percent, and 32 percent, respectively. Home prices were higher in April 2013 than they were a year earlier in all nineteen metro areas we track.</p>

<h2>Inventory Finally Showing Some Life</h2>
<p>For the first time in more than three years, inventory turned in a sizable month-over-month gain in April, increasing 6.4% from March overall. Only three markets saw inventory shrink in the month: California’s Inland Empire lost 9%, Denver was down 2%, and San Diego fell 2%. Phoenix continues to be the only market where inventory is higher than it was a year earlier.</p>

<h2>Percent of Listings Selling Within Two Weeks Hits Another Record</h2>
<p>From April 1 through 24 (14 days before the data was collected), 35.2 percent of new listings were under contract in two weeks or less, an increase of 0.7 percentage points over March. Last month we predicted that this number would increase in April then level off through the summer.  It increased as predicted, and we still expect it to flatten out in the next few months.</p>

Time cover, 1961!” The property he was referring to is located at <a href="http://www.redfin.com/CA/Los-Angeles/1050-Moraga-Dr-90049/home/6829025">1050 MORAGA Dr</a>, and hit the market for $29.5 million; the sale is currently pending.</p>
<p>The property includes a 7,724 square foot home and the Moraga Vineyards and Winery. It is currently owned by Thomas Jones, the retired CEO of the Northrop Corporation. According to the <a href="http://www.newyorker.com/archive/1994/12/12/1994_12_12_047_TNY_CARDS_000369257#ixzz2K9dpMoah">New Yorker</a>, Jones “converted six acres of his sixteen-acre property into the only commercial vineyard in Los Angeles. He started planting in 1978; the first bottling in 1982 was critical. The Jones spread contains eight small mini-vineyards, each contributing a distinct characteristic to the Moraga blend. Although Jones is aware that a Bel Air wine has about as much cachet as a Sylvester Stallone painting, he seems cautiously confident.” Now the Moraga wines have a good reputation, selling for $125 per bottle.</p>
<p>The property is located in the heart of <a href="http://www.redfin.com/neighborhood/169/CA/Los-Angeles/Bel-Air-Los-Angeles-CA">Bel Air</a>. In addition to the main residence, there is a guest house and a 4,400 square foot office building, which is currently being used as the winery sales office. There’s also a pool, guest quarters, stone patio with built-in barbeque, and of course an extensive wine cellar.</p>
<p>According to the <a href="http://articles.latimes.com/2013/feb/08/news/la-dd-moraga-vineyards-in-bel-air-for-sale-20130208">L.A. Times</a><i>,</i> in the 1930s and &#8217;40s, it was a horse ranch owned by Victor Fleming, who directed both <i>Gone With the Wind</i> and <i>The Wizard of Oz.</i> It was also the first commercial winery to be bonded in L.A. after Prohibition ended in 1933.</p>

Fabrizio Gianni is known for classic, comfortable styles, and this home matches that aesthetic. It was first built for Bert Lahr, who played the Cowardly Lion in the “Wizard of Oz.” A number of celebrities have owned the home since, including Betty Grable and husband Harry James, Paul McCartney, the Osbourne family and Melanie Griffith. Attal said he thoroughly renovated the property, adding a detached bowling alley and guesthouse, and doubling the size of the main residence. In addition to the bowling alley, the home includes a theater, wet bar, tennis court, putting green, pool, spa and wine cellar.</p>
