What "More Affordable" Beachside Living Costs

If you’re looking for a laid-back lifestyle with quieter (albeit less glamorous) beaches, Playa del Rey makes a good choice for a home. These days, the beach homes of this community are sitting on the market for a long time – currently Redfin shows that the average is 123 days. For anyone who is looking to buy, once upon a time in the not so distant past (last year), you were hard put to find many homes under the one million dollar price tag. That’s not so anymore. Take the home on 426 Manitoba Street that sold for $825,000 in early February. It’s a 1,414 square foot, three-bedroom, two-bath home with a sort of beach-cottage feel and brick-lined entryway.

Unfortunately, it’s the last of its kind right now that is west of Pershing Drive. But there are still two other properties a bit east that are under a million.

Also a three-bedroom, two-bath, 7618 W. 83rd St. is listed for $995,000. They cleaned it up nicely and it looks all ready to go. But it does lack that extra panache that would make it a real “show home”. Maybe it’s all that wood paneling – there’s too much of it. This one has been sitting around for over four months. Maybe a little tiny drop in price again on that home will bring around some more eager buyers.

Much newer on the market is 7536 W. 85th St. This property has a pretty open feel due to its way-high ceilings. And at 2,261 square feet (courtesy of PropertyShark.com), the home really is pretty spacious. The listing also notes that the property is near the prestigious Westchester bluffs. True. But unless you’re right across the street and high up, you aren’t going to get much of a view of anything. This one is going for $998,000.

you did a good job, though, finding some “value” in this twighlight zone market!
