Dueling Housing Numbers in the O.C.

Here is some food for thought:

The California Association of Realtors (CAR) announced that the difference in the number of existing single-family homes in Orange County that sold in April 2008 vs April 2007 was an increase of 14.8%. However, DataQuick reported that this number was actually a decrease of 15.9%. CAR uses the numbers in the multiple listings; DataQuick’s uses the number of closed sales as recorded by the County of Orange.

Sounds like CAR counts the bank buy-backs as a sale in their stats, making things seem better than they really are.

Good insight into what might be causing the differences in these numbers. I was wondering also if the number of FSBOs was contributing to this difference. Any thoughts on this?
