First-to-Know

Welcome to the first property to participate in our new program “First To Know.” This program will give registered Redfin users the opportunity to see (and buy) properties using Redfin Direct before they go on the market.

The first home in this program is a lovely condo perfectly situated between downtown and Capitol Hill. Its close to downtown, some fantastic restaurants and the word from the owner is that it is just a block from the express bus to Microsoft.

The condo was built in 1995 and has 2 bedrooms/2 bathrooms and 1083 square feet of living space. For those of you tired of bonding with the folks at the local laundromat, you’ll be delighted to read that the home comes complete with its own washer/dryer.

The address is: 1805 Bellevue Ave. #202, Seattle, WA 98122
Want to see it? The owner is planning to hold an open house this Saturday from 1-4 pm. When you get there, look for “Eugene Lin” on the security system at the door and he’ll buzz you up for a tour.

Want to know more? We asked the owner, Eugene, to tell us what he loves about the place and got back some fantastic information that we knew you’d want to see:

Favorite Shops: Pacific Place, Westlake Center and the whole downtown retail core are a few blocks down the street in one direction, and Broadway’s collection of boutiques is a few blocks the other way.

Coffee Shop of Choice: The largest Starbucks in Cap Hill is only two blocks away.

Favorite Room: The living room, of course! I could look out at the Seattle skyline all day (and have).

Favorite Feature of the House: Cooking dinner with a view of the city.

Age of Furnace: The water heater is 1.5 years old.

Any Remodeling Since Last Sale Price: Brand new stainless steel kitchen appliances in 2005, including the quietest dishwasher you’ve ever heard. Entire building exterior envelop was replaced in 2002, including siding and windows. Building lobby was remodeled in 2002.

Most Romantic Spot: Watching the sun set behind the Space Needle from the rooftop desk.

What We’ll Miss the Most: Being walking distance from downtown, South Lake Union and the best of Capitol Hill.

Favorite Local Parks: Volunteer Park and Bobby Morris Playfield, the latter of which was recently remodeled by the city.

For Microsofties: The 545 Express bus picks you up one block away, and drops you off on main campus!

Parking: 1 space in a secured underground garage.

Storage area: Dedicated locked storage on 1st floor.

Building Features: Recently remodeled lobby area, locked indoor mailboxes (so you don’t have to go outside to check your mail), convenient trash dropoff on main floor (dumpsters are in separate room but accessible from inside).

Favorite Restaurants:
We’re in smack in the middle of the most appetizing neighborhoods in Seattle. No matter what kind of food you’re interested in, it’s all within a few steps:

- Desserts: B&O Espresso, Dilletante Chocolates

- American: Broadway Grill, Charlie’s

- Italian: Il Fornaio, Pagliacci Pizza, Via Tribunali

- Chinese: Wok & Grill

- Steak: Ruth’s Chris

- Mexican: Jalisco

- Japanese: Hana, Todai

- Morrocan: Mamounia

Convenience Stores: City Market is one block away, featuring not only the usual fare but natural/organic foods as well. Dry cleaners are two blocks away. A UPS shipping center is one block away.

The seller plans to list the home at $399,000 on Monday, August 21st. As part of our launch of this new program, any Redfin Direct customer who makes an offer before midnight on August 20th, will get 75% of the typical buyer’s agent commission (3% of the sale price) at close. To learn more about this property, find out how you can see it, or make an offer, please contact Redfin at 877-973-3376 or ftk@redfin.com. One final note: If you’re already working with an agent, you can still participate, just contact us to find out the details.

I’m curious about the asking price of $399k for this unit. Looking at previous sales in the building for the x02 units (which I assume are a similar floorplan), unit 102 sold for 316k in June 2005, and unit 502 sold in December 2005 for 381k. If I estimated a 15k difference for between floors, that would make a sale price for this unit, unit 202, in December 2005 value, to be 336k. Add on an abritrary amount for appreciation in the last 9 months and $350′s sound more reasonable to me. Thoughts?
