Recent Sales In Redmond

Redmond is one of my favorite areas on the Eastside. It’s home to big wig player Microsoft and it’s also a hop skip and a jump into downtown Bellevue and Seattle, which makes it an attractive option for folks who prefer a quieter lifestyle, but still want be close enough to enjoy all the amenties of a big city. Consequently, I decided to play around with Redfin’s new neighborhood functions, and take a look at sales over the last 3 months in the Redmond area. Here’s what I noticed: 

  • Redmond is largely a family-oriented area, about two-thirds of sales over the last three months consisted of single family homes, compared to condominiums.
  • Similarly, two-thirds of sales were 3+ bedrooms, compared to 1 and 2 bedroom places. In terms of size, nearly three-quarters of the homes sold were below 2,500 square feet.
  • Slightly more than half of homes sold during this time period were $500,000 or less, while about 44% fell in the half million to $1 million category.

    The first home on your list was a very well priced midentry in a neighborhood called Sunrise Park, a stone’s throw from the Microsoft Redwest campus. It was priced well and sold fairly quickly for today’s market. The second home on the list was my listing. It, too, is a midentry home located right near Redmond’s Redwest campus. It backed up to a park and had updated baths and a remodeled kitchen. The third home is in the Meadows, a planned unit development of single family and duplex style homes. That home was a one level duplex style home. It was also an estate sale (I believe) and incredibly well priced. Most of the homes in that neighborhood have been going in the mid to high 400′s. The last house is in Sheffield Greens, a Burnstead built neighborhood that has been very popular over the years. I’s mostly a neighborhood of two story homes that were built in the late 1980′s. However, there are a few ramblers thrown in there and they are hugely popular.
