    Prices/values will be depressed even further. Pounce is correct – 10% is the target for this summer.

    I just ran a spectral analysis on the NMLS median king county home prices (1/1993-2/2012), and indeed there is a significant annual cycle in home prices.  Price (opposed to sale: list ratios) is probably the most important thing to sellers, so it may still be best to list in spring.
