Step One of The Guide to Riches, Check.

For those of you looking for some investment income to offset the high costs of a mortgage, this house is an excellent opportunity. For $849,000, often the price of a single-unit property in this area, you can own a two-unit duplex–the lower of which rents for $918 per month.

The unit layouts of 3318 and3320 Irving Street are identical top and bottom, however; only the top floor unit is on display. Offering a small but workable kitchen and a bathroom with fixtures that most likely date back to the building’s original construction, the upper unit is in good condition.

While I didn’t see it with my own eyes, the realtor promises the lower level is in “even better condition” than the top.

There is a beautiful view of the treetops in Golden Gate Park from the kitchen and rear bedroom. Each of the units offers two bedrooms (one facing Irving, one facing Lincoln and the Park) and one bathroom. There is no formal dining room, although the kitchen has an open space that will accommodate a small (2-4 person) dining table.

The floors (wood and linoleum) would be beautiful with some work (and/or replacement when it comes to linoleum) and the fireplace in the living room makes the top unit’s large living room really feel like it could be made into a welcoming space.

The upper unit will be delivered vacant, and the lower unit will remain tenant occupied. Other important stats include the fact that this home is detached, has a side-by-side two-car garage with laundry hookups, and separate utility meters for the units. While located on Irving, a generally busy street, it is in an area that is mostly residential. One block from the N-Judah MUNI line, the home offers convenient access to the remainder of the city.
