Redwood City Real Estate Sales: How Do They Stack Up?

Sold_2Recently we have seen closed sales figures for single family homes in San Carlos and Belmont, where things seem to be going swimmingly this summer. How does Redwood City compare? Looking at closed sales that have been reported in the last two weeks, we see that there are 19 properties, ranging from a new custom home on Danford Court at $2,800,000 that never really went on the market to a hugely discounted home at 36 Laurel Street that sold for $556,000 after being listed for $885,000 and only on the market 35 days. The majority of homes (10) were in the $1,000,000-$1,500,000 range and spent an average of 32 days on the market.

So, while there is a larger inventory in Redwood City, and more are selling, they are not getting as much for their property as their northern neighbors, and their homes are staying on the market longer. To me, this means that buyers are shopping around, have a large range of choices, and are more likely to offer and have accepted prices that are lower than list.
