Redwood City Sales Rebounding

sold-sign.jpgAh, how things can change in the matter of a few weeks. Almost every single statistic in Redwood City improved in the last two weeks. While there was an almost identical number of closed sales since the last period (20 vs. 19), 50% sold for over list, 10% sold at list, and only 40% sold below asking price. Sales prices, on average, were higher, and there were big improvements in Sales vs. List Price, where the worst sale only suffered an 8% price reduction and the best sale went for a whopping 32% over the seller’s price. The overall gain in average sales vs. list percentage went from -2.5% to +2%. This is good news for Redwood City sellers.

The one downside during the period was days on market. The least number of days (5) was for home that went 4% over list at 1280 Edgewood Road. The most DOM was a high 153 days for 21 Sienna Court, a high-end property which sold for 6% less than the $2,395,000 price tag. Average days on market gained 10 days, going from 24 days on average last period to 34 days this period. This is bad news, particularly for impatient sellers.
