Like the rest of the country, home sales are slowing which means more price reductions. Especially now as November is here and like summer, home buying season is a fading memory. Sellers are reducing to entice buyers. Take a look at some recent price reductions in Southern Marin:
8 Locke Ln, Mill Valley – 1 bedroom, 1 bath – $599,000: On the market now for 85 days, this cottage was originally listed for $689,000. Before this recent decrease, the asking price was $615,000. It’s billing as a condo alternative is a good description as it sits on a lot size of 1263 square feet, so the cottage (sq ft not listed) must be a tad bit smaller than that and I’m guessing not a huge amount of outdoor space. Location is nice and near desirable Sycamore Park.
18 Mariner Green Dr, Corte Madera - 3 bedrooms, 2.5 baths – $599,000: A nearly 1400 square foot end unit town home on the western Paradise Drive end of Corte Madera, this is the first price reduction after being on the market for 39 days. There are also three other units in the same general complex on the market as well. Some are larger and have differnt floor plan and priced higher and lower than this unit.
378 Sausalito Blvd, Sausalito - 2 bedrooms, 1 baths – $1,029,000: This property is a TIC and has amazing, quintessential Sausalito views of the bay. The owner is a broker and described as very motviated after marketing this for 57 days. First listed for $1,075,000, the owner seems to be doing a gradually markdown. This price reduction lobbed $10,000 off the last list price of $1,039,000.
