For several days running, the MacArthur Avenue home in Redwood City that I wrote about in “Entering the Land of Wee” was our Daily Stat leader, but the tide has turned and now our big winner is 38326 Redwood Terrace in Fremont. Wrestling its way to the top is a 1521-square-foot townhome, which is bigger than one might imagine, and therefore the price of $529,900 is a lot better than it first appears ($348/sf). County records show the home as being 3 bedrooms and 2.5 baths, but a bonus room/bedroom has been completed on the lower level and adds about 300 more feet, bringing the cost per square foot under $300 ($291 to be exact). Whether or not the extra room is warranted is another matter, but it is an attraction for buyers. The townhouse is in a moderately sized complex of 85 units with a monthly HOA fee of $275. Built in 1986, it appears in fairly good shape, but with little in the way of upgrades or remodeling. The previous owners are probably down for the count, as it sold in October of 2005 for $576,000 and transferred ownership just last month for what was most likely the loan amount of $526,200, meaning that this property could be bank owned.
