Below Half a Mil in Marin

Besides Novato, it’s rare to find a single family, detached house in central and southern Marin for less than $500,000.  But, this week two price drops took a couple homes down below this mental half million dollar mark.  And one came onto the market almost below $400K.  It’s been a LONG time since any Marin homes have had an asking price that starts with a “4.”   So, if you are in the Marin market and looking for your first home, consider these:19323005_thb.jpg

860 Estancia Way, San Rafael – 3 beds. 2 baths – $475,000:  No pictures on this home that is being sold short.  The last owner bought at the height of the market for $670,000 and unfortunately, the current price is now almost 30% less.  In the Santa Venetia neighborhood near China Camp State Park, this house looks like it backs into open space/ water. 

11 Floribel Ave,  San Anselmo - 1 bed, 1 bath – $499,000:  Small (582 SF) but charming cottage in the flats of San Anselmo.  Pictures paint a cute picture, but the house is truly pretty small.  While it passes the $500K mental hurdle, the price per square foot is $857 and other San Anselmo homes are coming in much lower ($400-500 range).  And it’s definitely not the lot size that is driving this up.  With only 1917 SF, this one seems to have a bit more to drop before it woos its next owner.

20 Miraflores Ave, San Rafael - 3 beds, 2 baths – $405,000:  This one has always been priced quite below $500K from the get go.  It’s a fixer but seems to have quite a bit of potential (if you can dream big).  With 2,199 SF, there’s plenty of space to be creative and the lot isn’t too shabby with just over 5,000 SF.  Bay views and close to downtown are also additional selling points.
