Reduced: Sligo Park Tudor

At the moment there are nearly 250 single family homes for sale in Silver Spring. They have been on the market for an average of 88 days! I have listed price reductions from the last week below.

One rare find is a renovated old stone tudor in very green surroundings. It is near – you guessed it – the beautiful Sligo Creek Park. At 8106 Park Crest Drive, it is now listed at $823,000, down by $40,000.

Also of interest to me is a set of new luxury townhouses close to Franklin Knolls on Glouster Knoll Dr. Three units have come down in price: the one at 719 GLOUSTER KNOLL  is down significantly, to $449,900, yielding a low $201 per square foot

Probably half of the properties listed here have had more than one price reduction, with some of them on their third or fourth.

    I’ve noticed that the listings rarely have the square footage for the home or room dimensions. Is this the norm for the DC area?

    Hi – it actually is the norm for houses in this area (but not condos) and I am told it has something to do with local regulations. I took me a while to get used to it! This is on my to-do list to find out exactly why.

    Some MLS listings do detail room dimensions but it depends on the agent. Some home listings do also list the square footage in the description, usually when it happens to be a large new home or renovation.

    Square footage is listed on property tax records (which are public and you can access them from the Washington Post web site). These records are often out of date, however. The only way to really know is to ask the seller or go see the house.

    Finally, because the square footage records are not part of the MLS standard here, be careful with the $/sqft averages shown in Refin for homes in our area.
