What Went In Westchester

In Westchester, it looks like a number of homes sold for over a mil recently. Let’s take a look at the “highly desirable Kentwood area”, as realtors often state. These homes sold in the upper echelon of sales prices for the area. Here are the stats.

Some Prices are Going Down

A few listings in BevHills/Hollywood/Westwood cut their prices this week.  But we found one HollyHills listing that actually RAISED its price — to $1,175,000 from $1,075,000. Here’s the page that reflects the higher price

We received two Redfin alerts about the price increase.  But then, almost right after the last alert, ANOTHER alert arrived saying the price had been dropped again — back to the original asking price.  Whew!  Wonder what that was all about. 

Anyway, here are more reductions:

Rolling Hills Estates Discusses Development

Members of the RHE City Council talked about their plans for the city and opinions on future development with the Palos Verdes Peninsula News.  Heavy debate has surrounded the larger planned mixed-use and residential designs on the peninsula.  

With Rancho Palos Verdes adding many new homes on the south side of PV and the Ponte Vista project in San Pedro, discussion of traffic was also brought up.  Finding a solution to the Palos Verdes Drive North congestion would be a great improvement.

Bang for the Buck: Hollywood Hills

This new listing in Laurel Canyon boasts a lot of space for the money.  It has three bedrooms and four bathrooms in 3,000 square feet.  With a listing price of $1,299,000, that comes to $433 per square foot, which is the lowest we could find in the area.

 The lot size is not listed. That may be because it’s three levels built into a hillside, meaning there’s no lawn area to speak of.

Playa Del Rey Purchases

I thought some of you might be interested in home sales in the Playa del Rey area. There really hasn’t been much movement in terms of single-family homes in the last few months. These two are both west of Pershing with about the same square footage. The one on Trask went for a steal. Most of the single-family homes in Playa Del Rey go for seven figures.
