This completely renovated 1922 home, at 930 N. Vista St., Los Angeles, is a stone’s throw from West Hollywood, a.k.a WeHo.  As the listing pictures show, it has been completely gutted and rebuilt from the inside out.  Officially, it’s a three-bed, two-bath, 1,392-foot home, but there are an additional 200 unpermitted feet that include a half-bath and a laundry room.

The listing says the price has been reduced $80,000.  I only know about the latest, $40,000 reduction, to $1,059,000.  The agent calls it “the best deal in WHV [West Hollywood vicinity],” encouraging prospective buyers to check the comps. 

Let’s take the agent up on his challenge and see what other homes are selling for.

936 N. Vista Street:  A couple of doors down, this 2 bed/1 bath is for sale for $1,050,000.

715 N. Vista Street:  This one is listed as a “fixer” for $949,000.  It’s being used as a triplex, with the three units comprising 2,346 square feet, but the agent says that with “minor TLC” it could be a gem. 

736 N. Sierra Bonita Ave.:  This home, a few streets west, is one I blogged about last week.  Priced at $1,325,000, it also been renovated, and it’s a bit bigger, at 1,814 square feet.

Sold:

852 N. Gardner Street:  This home, sold July 25, is listed as a 3-bed, 2-bath house with 1,544 square feet.  Without the original listing, there’s no way to know whether this home was renovated, but it was purchased in March 2006 for $800,000.

717 N. Martel Ave.:  This 3-bedroom, 1-bath home sold Aug. 7 for $1,185,000.
