New on the Market in Hollywood

This new listing at 736 N. Sierra Bonita Ave. exemplifies the housing stock available in the area north and northeast of The Grove mall.  Most of the single-family homes were built in the 1920s and are loaded with the classic features of that era:  beautiful hardwood floors, high ceilings with custom molding and thick plaster walls.  More and more, these homes are being updated, as this one has, with modern bathrooms and kitchens and central air conditioning.

This three-bedroom, two-bath, 1,814-square-foot house sits on a 6,500-square-foot lot.  Its listing price of $1,325,000 comes out to $730 per square foot.  Not inexpensive, but about three miles west, the same house in BevHils would run several hundred thousand more.

Let’s see how that compares to nearby homes.

727 N. Sierra Bonita Ave., Los Angeles:  This house, across the street from the one mentioned above, has been remodeled into an English tudor.  According to Property Shark, it has a whopping 2,903 square feet for $1,499,000, or $516 per square foot.

852 N. Sierra Bonita Ave., Los Angeles.  This home, with 1,821 remodeled square feet, is listed for $1,290,000, which works out to $708 per foot. 

718 N. Stanley Ave., Los Angeles.  This house, a couple of streets over, was purchased less than two years ago for $380,000.  At the time it was a two-bedroom, one bath.  The listing doesn’t tell us the square footage, but it is now a made-over three-bedroom, two-bath.  Price:  $1,299,000.
