Reduced: A Tiny House in West Hollywood
Who wants to live in West Hollywood? Lots of people. That’s why a 96-year-old one-bedroom, one-bath, 648-square-foot abode on a 1,939-square-foot lot might come close to commanding its $599,000 asking price.
The house in question is at 8863 Cynthia Street, and it has just been reduced, after just under a month on the market, from its original $619,000. Although it shares no walls with other structures, it can’t rightly be termed a single-family home — it’s a single-person home. (Click here for a video tour of the property.)
The listing doesn’t include square footage; I got that from Property Shark. So although $599,000 is rock-bottom for any detached housing in WeHo, it still comes out to close to $1,000 per square foot. Which is hefty, but not unheard of, for WeHo, as you’ll see from nearby comps:
901 Larrabee Street: Here is another, even smaller one-bedroom house — 565 square feet! — that sold in January for $795,960, which sounds suspiciously like a bank purchase price. There’s been some serious fliporama action on this puppy: It sold in August ’05 for $825,000 and again in November ’06 for $950,000. Its most recent sale computes to $1,409 per foot.
8854 Cynthia Street: Someone probably saw the price of 901 Larrabee and figured this two-bedroom, two-bath home with 1,248 square feet, on a 3,267-foot lot, was an absolute steal. It sold this month for $672,000, or $538 per square foot.
A block or so away is 8835 Betty Way, a two-bedroom, one-bath mini-abode with 806 square feet on a 1,937-foot lot. This one came on the market in November for $799,000 and has been reduced three times to its current $699,000.
