ZIP code 90028 is bounded by Western Avenue on the east, Franklin Avenue on the north, La Brea Avenue on the west and Fountain Ave. on the south. It’s an area with lots of multiunit rental properties.

Only 21 single-family residences have closed escrow in the last three months, but there are only five currently on the market.  But condos are quite the opposite.  I could find only three condo sales in the past three months in 90028, and there are 61 condo units on the market — poor odds if you’re a seller.
