Just Listed – Am I Hot Or Not?

Yep. There’s another group of new properties that have made it onto my just-listed radar. So I thought I’d alert you to a few. Just for kicks, I’m going to rate these based on price, curb-appeal, and location. Feel free to add in your own comments on what you think.

Playa Del Rey

7742 Redlands Ave., D1043/2bd, 2bth/$429,000

Price: Hot Curb Appeal: Hot Location: Lukewarm

Scoop: This property is priced fairly well with the current condo market in Playa del Rey and is in line with recent sales in the area. The remodel looks good for the most part, with features like recessed lighting and granite countertops. It’s hard to tell exactly where in the complex this property is (ground floor, perhaps?), but the building is much like the others in the neighborhood, offering a pool, gym, and tennis courts.

Playa Vista

5350 Playa Vista Dr., #25/2bd, 2bth/$809,000

Price: Lukewarm Curb Appeal: Hot Location: Lukewarm

Scoop: It’s not the steepest price for a townhome in the community. It’s not the most reasonably priced either. You’re getting the usual high-end finishes like granite countertops and modern architectural design that’s prevalent in the area. Unless someone has lived in Playa Vista and trashed the place, most homes have good curb appeal here. As far as locale, I’m going to say lukewarm. Yeah for the views! But you’re north of Jefferson, which puts you a tad bit away from the rest of Playa Vista – where it’s easier to walk to the parks, library, and other amenities.

Westchester

7625 Dunfield Ave./3bd, 2bth/$775,000

Price: Lukewarm Curb Appeal: Hot Location: Lukewarm

Scoop: This home is priced a notch below what another nearby three-bedroom, two-bath home recently sold at. But its square footage is smaller and it’s right in the ballpark of where it should be. I dug up the square footage at PropertyShark.com – it’s 1,423 square feet. What can I say? This place looks appealing. The landscaping, interior and exterior finishes look pristine and inviting. As far as location, this property is just a bit east of Loyola Marymount. It sits on a corner lot. It’s a good area, but 77th St., which flanks the side of the property, does get more traffic.

  • Hmm....I don't know. The floor finishes and dark brown cabinetry give it more of a warm feel to me. Washer and dryer are not listed (I haven't been to the property), so I don't know if they have it, but if it were me, that wouldn't be a selling point. I wouldn't mind picking out my own. Call it the left-over architect in me, but I love the design. To each his or her own.

    The condo in Playa del Rey looks sort of cold looking to me. It isn't staged for selling. The fact that it doesn't have it's own washer and dryer is a negative. Don't most home buyers want their own?
