More Celebs in Eagle Rock

A few days ago, I wrote about this very odd little “castle” where Matt Damon and Ben Affleck shacked up before the married-with-kids days. To add to my celebrity-housing sightings in Eagle Rock, here’s a new listing that boasts it was once the home of singer Nelly Furtado. Its a 3/2 for $819,000 in the hills and the house seems to take up almost the entire lot—2,888 square feet on a 3,165 sq. foot parcel. Hope you like the neighbors, ’cause they are awfully close. Back in Silver Lake, I did a tour of places under $500,000. The first was this 2/1 on Parkman for $390,000—but it was purchased in January 2007 for $535,000. Next was 3405 Plata, another 2/1 with 895 square feet for $404,000. This is an REO that was orignally listed for $449,900 and last sold in August 2007 for $510,000. It’s on a street that literally faces the 101 freeway, though the road sits above it past a noise wall. Last on my journey was 638 Dillon, a small 3/2 also bank-owned that is very close to a commercial building but looks like it has been updated. It’s listed at $454,750 down from $548,500 in September of 2007. The old owners didn’t have it long—last sale is listed in July 2007 for $552,182.What do all these houses have in common? I hate to say it, but I think they all will still come down further in price. Their locations just don’t match up with the numbers, especially when there are other similar-priced properties in better locales, like this cute 3/1.75 cottage for $535,000.
