Once upon a time, when I first started writing for Redfin, $600,000 was the lowest price of any single-family residence in the area. Well, that’s not so anymore! I found a few under the $600,000 mark that are worth a look. Now, keep in mind these are no beauty pageant winners. You do have to sacrifice on location or you’ve gotta have the aptitude to put together a little remodel work. Here are my picks.

On 5600 W. 79th St., a two-bedroom, one-bath property is selling for $540,000. It’s certainly petite, with a total of 781 square feet. And you do need to do quite a bit of work. I’d say all new interior finishes, including taking out the old carpeting and replacing it with new flooring, redoing the existing kitchen (some new fixtures, paint, and cabinet surfaces, perhaps), and a bit of landscaping for the final touch. With a 5,610 square foot lot, there’s certainly some room to expand. Do note the listing information on this one, though. It was listed at $540,000, dropped to $472,900, and then went back up to $540,000.

Newer on the market and ready to go is 8727 Glider Ave., which is selling for $598,000. The description says “Turn Key” and indeed, the home doesn’t look like it needs much work. Though perhaps a few updates in the kitchen, like new tile and fixtures could make the home a bit snazzier. This property is another petite one, with just 904 square feet of space. It’s cozy, but not entirely too cramped with two bedrooms and one bath.

Located west of Sepulveda Boulevard is 6651 W. 83rd St. You have three-bedrooms and one-bathroom to start off with for a price tag of $599,000. In this part of Westchester, the homes sell for an average of $825,000, so this one seems like a steal. It’s got a lush backyard and has some nice painted detailing (if you can get over the over-the-top Asian inspired theme). So I guess my question is – what’s wrong with this place?

I walked through 6651 W. 83rd St last Sunday, and while I was excited to see something below 600K in that neighborhood, it is small. I mean tiny. The back bedroom feels like someone took the doors off a closet and called it a bedroom. The kitchen and hallway are so undersized it feels like you are on a submarine.

Thanks, Mike! Well, 6651 W. 83rd St. has 1001 square feet of space, according to PropertyShark.com. That’s petite, but workable to feel much bigger if the layout is done right. Assuming the square footage is correct, it’s safe to say the layout of this house is not working! There is 5,565 square feet of space in the lot (room to expand), so this house should probably be put on the list of those which need to grow in order to become more livable.

Yea the Kentwood house on 83rd is only 1,000 sq ft according to The MLS. So I can see why it feels tiny.
