		<description>The section E of Sepulveda and S of Manchester is not good.  Unless you like looking up at the bellies of jets coming in to land at LAX.  I would definitely avoid this area.

E of Sepulveda and N of Manchester is OK.  North of La Tijera is better.  However, E of Sepulveda is generally not as affluent as the other side.

There is a small section of 90045 that&#039;s E of the 405 along La Tijera.  That section is also mixed.  There is a small pocket of nice single family homes there S of La Tijera and W of La Cienega.</description>

		<description>There are certainly a wide variety of differences between areas within Westchester. Some areas may be considered more desirable to some folks than others. The bluffs are part of the most expensive market. Areas in the west and by Loyola University tend to be more desirable neighborhoods.
Osage, which occupies the east portion of Westchester is, in my opinion, a mixed-bag. There are some pockets that are more appealing than others. 
In my opinion, I would not equate east of Sepulveda in Westchester with &quot;the hood&quot;.

I&#039;m curious for anyone else who knows this area. Are there areas you would definitely avoid? And why?
