New Single-Family Homes In Playa Del Rey
If you’ve driven along the stretch of Lincoln in Westchester or along Manchester in Playa del Rey, you may have noticed the bright-colored flags and the red and white signs. The sign pictured above directs you to turn on Gulana Ave. When you do, you’ll see a short row of upscale homes reminiscent of the new construction currently being sold on the Westchester bluffs. These homes on W. 83rd St. are called the Tiburon homes.
One model home is all ready to show and the others are all in various stages of construction. There are five homes under construction besides the model home. I hoped to take a sneak peek of the new residences (can you believe they’re still building out here?), but alas, the open house hours are a bit limited at the moment. As near as I could tell, you can visit sometime from noon to 3 pm on weekdays (or by appointment) and noon to 5 pm on the weekends.
But here’s what I got out of a brief conversation with someone from the sales office. The homes have four bedrooms and three-and-a-half baths. They range from 3,000 square feet to 3,800 square feet in size. You can have some fancy little perks (like a wine cellar), if you can afford to pay at least the $1,495,000 starting price. I’ve included a pic of the model home below for you all to see.

I went to the open house the first weekend it was open. There were lots of other nosy neighbors there :lol
The model is very pretty inside! And my nosy-neighbor assessment of the construction is that it is above-average. There are six homes being built right now and two more will be built later. The starting price for the smallest (in the worst location, next to this weird abandoned existing home) is 1.5 M and the most expensive (with a casita!!) is 1.9 M. The model, like most models, had a lot of not included upgrades including very pretty distressed dark wood floors, the wine cellar, and a lot of kitchen upgrades. I’m sure that the asking price for one of the home with the model upgrades would be over 2M.
The downsides are that the backyards are very small, and the location is so-so. Some homes might have a tiny peek-a-boo ocean-view from the top floor, but they have a much better view of the gas company station, the Arco/AM-PM and my 1950’s apartment building.
I have no idea whether there will be a demand for these homes, but I think it will be VERY telling about what the real real estate situation/demand there is for PDR.

Ah. So you’ve been there! I also saw a sign for the Westbluff homes that says the last homes are selling. I was rather surprised to see that they were building more luxe homes in the area. Thanks for sharing. If I decide to stop by there again, perhaps I’ll drop a line here. Hmmm… the office person told me there were five homes. Maybe she meant one model plus five others…

Thanks, Lisa. I edited the post to reflect the current number of homes they have right now. There is one model home and five currently under construction. The Website, www.paragoncommunities.com has a site plan that can give you an idea of what is going up. The property is being built with some green elements, too.
