EcoHouse Gives San Rafael Hills Green Marketing Boost

ecohouse EcoHouse Gives San Rafael Hills Green Marketing BoostConstruction of the EcoHouse in Pasadena’s San Rafael Hills began today with a filmed groundbreaking. The work that follows will also be filmed for television to document building of the first concrete Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ Platinum certified home in the USA.

The project is billed as environmentally-friendly, sustainable, having a low-carbon footprint, and fitting within a reasonable construction budget. The design and components were all approved by Pasadena’s design review process. It will be followed on TV and on the web, adding to Pasadena’s green building reputation.

Savvy Pasadena home sellers could carpool with this green marketing vehicle. Sellers or buyers interested in green building ideas could check out these top five products, according to a survey taken at the Pacific Home Builders Conference.

In San Rafael Hills, only two properties listed on Redfin have descriptions that call sustainability or green building ideas to mind:

196 Malcolm Drive, on Redfin for 12 days and listed at $769,000, has been “thoughtfully updated with energy efficiency in mind.”

407 Cherry Drive, on Redfin for 16 days and listed at $1,249,000, has been “completely renovated with planet Earth in mind.”

The price disparity above is common in this neighborhood, which contains modest older and mid-century homes along with custom-built, view and estate properties. The 16 sales here in the past three months average $933,000, or $504 per sq.ft., but six of these 16 sold for over $1 million, 3 sold above $900,000, and 7 sold in a range from $581,000 to $830,000.

The neighborhood’s low-mileage review: it sits by itself, separated by the Arroyo Seco and the Colorado Bridge to the east, and quiet hillside neighborhoods to the west. Colorado Boulevard, Figueroa Street, and Avenue 64 all provide direct surface street routes to Pasadena, Eagle Rock, Glendale, and downtown Los Angeles. Old Town Pasadena is just minutes to the east, along with Ambassador Auditorium and this great tree. Cultural venues such as this juried art exhibition open through June 14 can also be found in Eagle Rock a few blocks to the west.

    The EcoHouse website did not mention a specific number for the budget; it did quote the homeowners as satisfied with the reasonable price. The completed house's living space will be a little under 2,000 sq.ft. - not ostentatious at all. Perhaps the budget matches the modest size.
