It is common for home sellers decide to take their homes off the market during the winter holiday months. South Bay Beach Cities Housing Bubble did another one of their great number crunching blogs on the latest Redondo Beach sales data. Besides indicating that the number of days a property is taking to sell is heading up, they also did a graph of the percent reduction from original asking price that sellers had made to obtain a sale.
“So for this data, there are 4 properties (out of 35) that sold with no reduction in price or a price increase from the original asking price. For the remaining 31 properties in this dataset, there was some price reduction. The median reduction was 5.2% and the average was 6.7%. These numbers have edged up, at least for October.”

To get an overview of the local markets, I decided to compare the number of available properties on the market to the number of properties in escrow for each area. This data includes single family homes/town homes/condos and the ratios indicate how strong the housing market is.
Overall the results each indicated a buyer’s market, but there was some variance in strength. Manhattan Beach led the South Bay with the highest number of pending sales compared to what is for sale. Torrance, Redondo and Palos Verdes all roughly tied for second place. Hermosa Beach dropped back a bit from the pack and San Pedro placed last for the cities I included.

The Daily Breeze ran an article interviewing some of the newer residents of the downtown San Pedro lofts. The residents were very candid on what they liked about downtown life and what areas they would like to see improvement in. Being able to walk to local nightlife had high marks, while they also wanted to see more of a community atmosphere.
