Super-Sized, Super-New, and Super-Sold in Tustin Ranch

Going north on Tustin Ranch Road, just past Irvine Blvd, make a right on Greenway Drive and then enter the gated community up on the right and you’ll find a neighborhood of new super-sized homes. Many homes here overlook the Tustin Ranch Golf Course. The mastermind (i.e. the builder) behind this “dreamy” community is William Lyons. Unfortunately, I can’t find many details about the house interiors as it looks like they’re no longer selling in this neighborhood.

Not only is the community gated, centrally located, and overlooking a gorgeous golf course, the nearby schools are some of the best in the county (make that country!). On GreatSchools.net, both Ladera Elementary School and Pioneer Middle School get a whopping 10 out of 10 while Arnold O. Beckman High School isn’t too bad either with a 9 out of 10.

It’s no wonder these new homes seemed to sell like hot cakes, while the rest of the new-home-builder industry suffered. However, one of these nice, new homes would have cost you $1M plus.

These homes aren’t in the location you state, nor are they part of a gated community. They are part of Columbus Grove in Tustin.

One of them is already being resold (asking $1,599,000) and you can see pictures at http://www.linseyplaneta.com/address.php?property_ID=3979.

Not that attractive from the outside, but on the inside looks nice and appears they spent a fair amount of money on upgrades.

Interesting. Columbus Grove is the new development on the Tustin Marine Air Station land. Thanks for pointing this out. The map search I was using pointed me to this community… not sure why, two Camila Avenues?

The mapping engines seem to have difficulty with these new addresses. Perhaps it’s because there were formerly officers’ homes (with different street names) at the Marine Air Station that were razed to create Columbus Grove.

The William Lyons development you referred to in Columbus Grove is called Ciara and they still have some properties available.

Given the market (and as you mentioned), they seem to be getting some solid prices for the properties. Of course, we don’t have visibility to any off-price subsidies they have offered (e.g. design subsidies).

Despite the Tustin zip code, the homes are in the Irvine Unified School district.
