Perhaps it's because there were formerly officers' homes (with different street names) at the Marine Air Station that were razed to create Columbus Grove. Of course, we don't have visibility to any off-price subsidies they have offered (e.g. design subsidies). Despite the Tustin zip code, the homes are in the Irvine Unified School district. Not that attractive from the outside, but on the inside looks nice and appears they spent a fair amount of money on upgrades.
