Near Villa Park is better?

What is totally surrounded by the City of Orange, only has about 1,900 homes and one shopping center, and has the lowest crime rate in the county? Well, it’s Orange County’s smallest city Villa Park, of course!

I have to admit, I’ve heard of Villa Park but never really knew much about it. In looking at sold homes in Orange, I noticed some nice homes bordering Villa Park. Listings for homes currently on the market boast “near Villa Park” locations and “Villa Park schools”. Is this really a selling point?

Villa Park has four schools. According to GreatSchools.net (I love this site), the two elementary schools get a 9 and a 10, the middle school gets a 9, and the high school gets an 8… not bad. Many of the homes here sell for over $1M. The lot sizes are quite large.  All in all, I’d say the place isn’t half bad. I’d buy there if I could afford it.

Can’t afford it either? Well, what about a nice home just outside? Just near Katella Avenue and the 55, there are lots of homes in communities that border the desirable Villa Park. Here are some recently sold homes:
