Flex your dollar by buying a “bang for your buck” property. Currently, prices per square foot are $369 in Orange, $396 in Santa Ana, and $368 in Tustin (per AltosResearch). All are a little down from the last time I checked, as predicted with the continued fall of the market. To maximize space for your money (or to “flex” your dollar), seek out properties with low prices per square foot. Below are my top picks for this week’s bang for your buck.
Houses
680 North Gravier St, Orange 92869; 4 bed/2.5 bath; 2,865 sq ft; listed for $650,000; $227 per sq ft

1872 Hampshire Rd, Tustin 92780; 4 bed/2.5 bath; 2,243 sq ft; listed for $640,000; $285 per sq ft
Condos
400 South Flower St #99, Orange 92868; 3 bed/2.5 bath; 1,602 sq ft; listed for $379,900; $237 per sq ft

Read all about it: Like Dorothy’s house in the Wizard of OZ, homes prices on the West Coast are falling rapidly, so says the Web site efinance.com. In fact, the report states that ”home price correction is in full swing, according to a newly released home price index. Major cities in California, Florida, Nevada and Arizona have experienced severe double-digit price declines in the last 12 months and other U.S. cities aren’t far behind.”
Here are a few homes locally that have recently dropped their price tags:
23551 Belmar Dr. In Laguna Niguel: The list price was “$849,000″ and changed to “$790,000.” Home has 4 br/2 baths, 1,700+ sq. foot, single-family residence.
23481 Belmar Dr. In Laguna Niguel: The list price was “$524,900″ and changed to “$499,900.” Home has 4 br/2 baths, 1,400+ sq. foot, single-family residence.
34436 Camino El Molino In Dana Point: The list price was “$1,099,000″ and changed to “$999,999.” Home has 3 br/3 baths, 3,000 sq. foot, two-level, single-family residence.

T’was the day after Christmas
And the mavens were in a pickle
Since the real estate updates
Slowed down to a trickle.
The buyers were busy
Flooding to the stores
Hoping and wishing
Home prices would drop a bit more.
The sellers were frantic
Restoring their abodes
Hoping buyers will trek
To their Open House from the roads.
While the market was slow
There are still a few things to report
So while info might be scarce
Keep reading like a good sport!

My husband asked me what would be the perfect gift for Christmas and I told him, “A nice house in Tustin!” However, I don’t think I’ll be getting a house for Christmas (even though I have been a good girl!). Home prices are just still too much.
The best place for people like us to look is at the sold stats. Houses are listed for one price, but how much do you really need to bring it home? Just for that reason, I’ve collected the information on the following homes that recently sold in Tustin.
10778 Churchill Pl, Tustin 92782
3 bed/2.5 bath; 1,900 sq ft
List price: $749,800
Sold price: $705,000; Sold date: 11/16/07
Details: Last sale in 1997 for $250,000. Built in 1994.
14781 Livingston St, Tustin 92780
4 bed/2 bath; 1,340 sq ft
List price: $599,900 reduced to $569,000
Sold price: $530,000; Sold date: 11/9/07
Details: Built in 1955.
17402 Parker Dr, Tustin 92780
4 bed/2.5 bath; 2,266 sq ft

As I’ve mentioned over and over again, sales have been slow going in the OC as of late and Laguna Niguel is no exception. A recent check on Redfin showed these sold homes in November/December:

30522 Via Estoril Sold Nov. 30 for $905,000; 3 br/3 baths, 2,800+ sq. feet. Last sold in May for $171,000+.

Looks like the number 6 (photo courtesy of yahoo.com) is a popular number in Dana Point when it comes to home prices. Yep, there are quite a few that fall into the $600,000 range that are either new on the market or that have recently been reduced.
FYI: Did you know that the number 6 is considered the smallest perfect number by mathematicians?
Here are some homes to check out:
34109 Violet Lantern Unit #5; $649,000, 2 br/2 baths, 1,300+ sq. foot condo in uptown Dana Point.
34828 Calle Del Sol $695,000; 2 br/2 baths, 800+ sq. foot single-family residence, considered a charmer built in 1947.
34586 Calle Naranja The list price was “$699,900″ and changed to “$664,900.” Single-family residence, 4 br/3 baths, 2,400+ sq. feet, Cape Cod style.
