Case-Shiller: OC Home Prices Still Falling
The latest Case-Shiller data was released last week. Here’s a summary of the Los Angeles area, which includes LA and Orange Counties:
September 2008
Month to Month: Down 2.5%
Year to Year: Down 27.6%
Change from Peak: Down 32.6%
Since Case-Shiller lumps LA and Orange Counties together, I won’t repeat everything I wrote on the LA Sweet Digs blog. For more analysis and some graphs of the LA Case-Shiller data, check out my post over there: Case-Shiller: LA Home Price Declines March On.

These graphs don’t give a very accurate view as they are lumping OC and LA into one.
I thought that the peak in OC was in 2005. The graph shows 2006 - weren’t home sales slowing down at that point?

peak price in OC was still 06 or 07 but sales were slowing down HARD by the end of 06/begining of 07. And srsly, Case Shiller? That’s it? That’s our one blog post in a week?
Might as well not have an OC blog at all.

If we were to go back to what home prices were about 10 years ago and add the historical appreciation rate of 4 to 5% per year, that could be another guess at where home values are going.

We wife and I just bought a place in Huntington Beach. We thought we got a good deal… but I think only time will tell. Did any of you see 60 minutes this week… this is just the beginning my friends, they predicted that these adjustable rate loans are gonna start hitting and do twice as much damage as the subprime ones did… real estate could be down for another two or three years… ugh… well, you got to have a house… what are you gonna do… at least we really love our new place.
