Last month in between holiday shopping and eating everything but the kitchen sink, homebuyers were out and about — and they spent big bucks on homes in Dana Point.
The average median home price in this nautical city according to Altosresearch.com is $1.2+ Million. Yes, I know it’s hard to believe in this poor market, but it seems that setting down roots in DP is a must on OC buyers’ lists.
Sold in Dana Point:
34121 Amber Lantern Sold on Dec. 12 for $1,015,000 Million, residential home, 1,900+ sq. feet; last sold in 1998 for $345,000 — that’s an appreciation of 11.7/yr percent.
33715 Halyard Dr. Sold on Dec. 13 for $1.3 Million, residential home, 1,500+ sq. feet, no previous sales listed.
57 Palm Beach Ct. Sold on Dec. 18 for $1.2 Million, residential home, 1,500+ sq. feet, last sold in 2002 for $447,000 that’s an appreciation of 19.1/yr percent.

The average median home believe it or not in Laguna Niguel according to AltosResearch.com is $946,611 and is staying on the market for close to 100 days. This info. leaves little doubt that it’s a buyer’s market out there.
My own research shows that home prices are falling again and again. But are they really? Or are they just priced more realistically now that the bottom of the real estate market has fallen?
Price Cuts:
30831 Palmetto Pl. This 5 br/3 baths, 3,000+ sq. foot, single-family residence has been reduced from $1,075,000 to $975,000.
30882 Colonial Pl. This 4.br/3.5 baths, 2,600+ sq. foot. single-family residence has been reduced from $1,195,000 to $1,149,500.

The start of The Year New Year has begun with a bang! In real estate anyway. There’s some interesting homes on the market in Aliso Viejo, Dana Point and Laguna Niguel ranging from a simple condo to a multi-million dollar pad on the golf course. Fore anyone? Here’s a few that caught my eye, maybe they will catch yours too.
Aliso Viejo:

OK, call me silly, but why would someone spend $1 million or more on a fixer-upper? Well, there are four of them on the market in Dana Point ranging from $1.2 Million to $9.8 Million. If I had that kind of bankroll, I’d want to buy a house that was fully intact and turn-key no less, but hey, that’s me. Take a look at these fixer-uppers and if you have the funds and you are a “Do-It-Yourselfer,” all the more power to you — go ahead, grab your tool belt! But then again, if you have that much money to buy such an animal, you don’t do it yourself, right?
33911 Zarzito: Fixer-upper on Redfin for 139 days and listed for $1.2 Million. A single-family residence with 3 br/2 baths, 2,400+ sq. feet, built in 1977 and considered “a diamond in the rough.” That’s some expensive rock!

There’s a lot of change taking place on Ana Maria Lane located in the lovely Kite Hill subdivision in Laguna Niguel, which is north of Crown Valley and east of Niguel Road. Yes, in between one home that has just been listed and totally remodeled there are two others that have recently dropped their price tags. This is a great community with lots of trees, excellent schools and of course, Kite Hill, where people do actually fly kites. Also, there’s no HOA or Mello Roos!

According to a report from the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.), home sales decreased 36.2 percent in November in California compared with the same period a year ago, while the median price of an existing home fell 11.9 percent. As 2008 approaches let’s hope the New Year will bring more prosperity to the housing market. In the meantime here are a few reductions for the last day of 2007. Read all about it: Like Dorothy’s house in the Wizard of OZ, homes prices on the West Coast are falling rapidly, so says the Web site efinance.com. In fact, the report states that ”home price correction is in full swing, according to a newly released home price index. Major cities in California, Florida, Nevada and Arizona have experienced severe double-digit price declines in the last 12 months and other U.S. cities aren’t far behind.”
