Let’s take a leisurely tour:
Park your car at the Food 4 Less or the Home Depot store on Broadway. Look around at the bustling commercial activity. To the North is North Avenue and just south of Broadway is Pacific Avenue. Let’s walk around and see what’s for sale.
7619 North Avenue

Not very pretty, but as an investment maybe more attractive. This property can be industrial, residential and perhaps other uses. It may be redeveloped in the foreseeable future. The sign says “2 on 1″. To the left is an accounting firm, to the right is an auto repair shop. MLS says it was sold in 2002 for $10k and in 2000 for $135k, and it’s currently not listed–but there’s the sign so what’s up? One of life’s little mysteries that walking around turns up.
7563 Pacific Avenue

We’ve seen this old listing before and noted the potential for a 2nd unit on the property. The sign hasn’t lasted the year or so of the listing but it’s still on the MLS.
3312 Citrus Street

This house is near the Western end of Pacific Avenue. Built in 1948, listing says “main house 2/1 and a large self-contained granny flat PLUS nice oversized garage in middle.” which I don’t understand; perhaps you will.
7575 Pacific Av

Right next door to 7563 Pacific (above) and expandable to 3 units. Original price was $525k, but that was long ago.
There you have it- a healthy walk around the neighborhood brings several possibilities to light. While you’re at it you can shop at Home Depot, have a donut nearby, or test ride a motorcycle at one of three local dealers.
