There are certain key elements I look for when searching San Diego real estate listings.  Price of course is at the top of the list, but it’s not just the lowest priced homes I’m interested in.  I like to see value in all price ranges, from low to high, and I want to see pricing that is in keeping with the market.  I like a seller who is realistic, shows pride in ownership and expects a fair price for a quality property.  I like to see extra touches such as well loved yards that tell me a home is cared for inside and out.  A good location that is well established or shows promise for renewal also interests me and I like a neighborhood that shows signs of community, maybe a park, community garden or association (and I don’t mean neighborhood associations that are formed for the purpose of collecting dues – I mean the ones where people voluntarily join and participate for the love of community).  I like architectural integrity and areas that rally around preservation.  I like cozy streets and smooth sidewalks.  Mature trees are a big plus in my book.  There is also that certain je ne sais quoi, the general appeal that makes a home or neighborhood inviting and welcoming to both residents and visitors.  I don’t like pretense, a stuffy neighborhood that feels unapproachable is a put off.  I don’t like silly pricing, either, and I always want to see a hope of appreciation for anyone getting into a new home.  All that said, here are some listings I like that meet all these criteria and more.
