Want to know what properties have the best prices in San Diego?  Well, look no further.  We’ve got ‘em all.  Big ones, little ones, fat ones, splashy ones.  All sizes, shapes and colors.  This post is all about price no matter what the product.  Take a look and see if there isn’t something for you.  I’ll race you to the Egyptian!

4762 Pescadero Avenue – 1974 condo with 3 beds, 3 baths in Ocean Beach.  1,890 square feet priced at $370 per square foot (the price per square foot in Ocean Beach ranges between $363 and $1,084).  Asking $699,000.  Last sold for $745,000 on March 14, 2005.  Zestimate $806,500.  eppraisal $1,382,156.  On Redfin 17 days. 

4146 First Avenue – 2005 condo in Hillcrest with 3 beds, 3.5 baths.  1,877 square feet priced at $413 per square foot (the price per square foot in Hillcrest ranges between $233 and $854).  Asking $775,000.  Last sold for $800,000 on March 10, 2006.  Zestimate $714,000.  eppraisal $772,497.  On Redfin 174 days.

3812 Park Boulevard #314 – 2005 condo with 2 beds, 1 bath in North Park.  This is a penthouse unit in the coveted Egyptian building.  1,436 square feet priced at $383 per square foot (the square foot price for homes in North Park range between $164 and $804).  Asking $550,000.  Last sold for $587,000 on July 11, 2005.  Zestimate $597,500.  eppraisal $665,803.  On Redfin 1 day.

    Well, the property on Pescadero sold for $522,750. Good thing the buyer didn't go for the list price.

    $100,000 in one year?! I think you're a little optimistic but time will tell. The nice thing about blogs is that they archive. Right now, these are all properties priced aggressively based on their counterparts in the same neighborhoods. That's why I made a point of giving the price range per square foot.
