The House by the Old Mill…

Sorry folks – I just couldn’t resist the silly intro on the day before a big holiday weekend. This cute 1925 home on Phinney ridge has 3 bedrooms and 1.75 baths in 1,520 square feet. It’s got a little view of Greenlake, a nice backyard, and a really good location that is an easy walk to many of Phinney’s best places.

At $329/square foot, the home is a little more expensive than the neighborhood average of $295 but it is still below it’s Zestimate of $543,124. Given the good condition and proximity to Phinney Ave, the price is probably right on.

  • Phinney Ridge is quickly becoming one of my favorite neighborhoods in Seattle.

    I recently sold an 870 square foot 2 bedroom home there (with a small view of the Ballard Ship Canal) for $430,000. That's $494 per square foot. Pretty incredible. It was right next to a Redfin listing that was the same size and sold for about the same price. With those 2 homes selling, the dollar per square foot average definitely crept up a bit.

    Phinney Ridge is quite cool for the way "old world charm" can nicely blend with ultra-new contemporary.
    As a Seattle real estate investor, I'm going to keep my eyes on the Phinney Ridge real estate market, and its close neighbor Ballard.
