Northwest Seattle: The Full Spectrum, February 2007

Another month has gone by. Time to see what’s happening at the extremes of the Northwest Seattle housing market. (Check out this post to refresh your memory about January’s edges.)

Big
The north end of Green Lake replaces Ballard as the site of the largest home for sale in the area. It’s 6,600 square feet of house and 16,224 square feet of land – pretty much triple what’s normal around here. It’s got privacy, too, being situated behind extensive vegetation on a one-lane portion of Bagley that I first mistook for an alley rather than the street.

Small
A tiny studio apartment, 366 square feet, on the edge of Wallingford wins for the smallest place for sale at the moment. The front door of the complex is on Aurora, but this unit is on the “quiet side of the building,” according to the description.

Dear
For the second month in a row, the most expensive listing is a $1,799,000
condo in the Tavona building. Interesting set of trade-offs: The big house in Green Lake has an asking price that’s $124,000 less. Room or view?

Cheap
Guess it’s not a surprise that the least expensive place is also the smallest. That studio condo is priced at only $158,900.

Old
No change in the oldest listing: Same undistinguished house on the busy corner of I-5 and NE 50th St. Now it’s been nearly a year on the market.

New
In the last 24 hours, 7 new properties have come on the market in Northwest Seattle – about a quarter fewer than around this time last month. You can track ‘em down yourself on our search page.
