I’d add % of hardwood floors & popcorn ceilings.

Oh, good ones! I completely agree, removing popcorn and adding hardwood are expensive fixes.

Actually, removing popcorn is an easy and cheap DIY project if you don’t have asbestos or paint to deal with.
