East vs. West

A quick informal comparison of homes on either side of Lake Washington shows some interesting results. I used Redfin to search for all the new listings since yesterday in the Seattle area and Bellevue/Kirkland/Sammamish areas. I was surprised to see that the average price of homes on the east side is higher than Seattle, but when you compare the total square footage and price per square foot things start to make a little more sense. Homes on the East side were on average built later than the ones in Seattle and are larger. The price per square foot is lower on the East side so if it’s space you’re looking for you’ll get a better deal on that side of the water.

In Seattle it’s easier to get a view with the average price of property with a view is around $450-$650K. The high number of condo properties with is probably what brings this number down as compared to the East side where you’ll pay upwards of $800K.
