		<description>Look a little deeper at that anomalous sale on State St. The property report on the King Co database says that one development co bought it from another. It&#039;s a 10K square foot lot, and it appears that a few contiguous lots were sold at the same time. I&#039;d bet five bucks that the purchase price included plans, permits, or other preliminaries toward knocking down whatever&#039;s on those lots and putting up townhouses. 

A dumpy old house on a 10K sf lot right near downtown Columbia City was bought from the homeowner for $500K in 2004 or so. The developer got the plans drawn up, fought some red tape to get the historical folks to OK it, then ran out of steam or something. Presumably all that was part of the deal when it was bought by a different developer for $1.2M in 2006--and the house was finally razed the next day. 

Nine (!) townhouses are on that space now, almost done, and the sign recently posted in front says &quot;priced from $595K&quot;. Good luck with that!</description>
