North Seattle: Stats and Opens

The Northwest MLS statistics are out for November.

In Seattle overall, the median sale price was down 4.71% from this time last year. Closed sales were down 17.82%, pending sales down 14.99%, and the number of listings continues to grow (no doubt in part due to lower closed and pending sales), up 52.75% over November of 2006.

How did North Seattle do in November?

  • Both areas 705 (West of 1-5, north of the Ship Canal), and 710 (East of I-5, north of the Ship Canal) showed losses in median price. Area 705’s median went from $439,000 to $430,000. While Area 710’s median went from $460,000 to $435,000.
  • Both were right at the Seattle average with around a 53% increase in the number of listings over last year.
  • Pending sales were down only 3.4% from last year in area 705, while in 710 pendings were down 21.05%
  • BUT for single family homes excluding condos, median closed sale price was up 5.47% over last year in Area 705 and 5.71% in Area 710.
  • Pending sales of single family homes remain down for both areas, and the number of homes on the market for both areas is up around 45%.
