Open House

Sweet Digs Readers,

We removed the post about this listing at the request of the seller.

In the future we’ll make it clear to prospective sellers both the pros and cons about blogging a listing and that once a post is up we won’t be removing it.

A lot of chedder for a tiny lot.

I think this is a nice lot for QA. Small, yes, but average size for the cross streets in the area closest to QA Ave. It’s fully fenced and thus private, which increases living space. It’s great to have a private outdoor space to use in the summer! Also, this home in an area that doesn’t allow development in people’s backyards. You’ve seen those townhomes that go in behind a single-family home? That can’t happen there.

You’ve lived here six months and are moving out of state? Let me guess, California?

Thanks but no thanks. Your cute home is worth ~600k. Try again!

I saw your house during the open house. Very cute house, cute lot. I’ve been doing a LOT of shopping for homes in the QA area, and your asking price is solidly a minimum 100K over comps. Unless you bought at the high point of Seattle real estate, you should either wait this one out a long time or consider a substantial price reduction. The wheels have come off the Seattle market, and now that the conforming and non-conforming loans are smaller and tougher to get, buyers are hard to come by. Also, the new regs for 90day comps have brought a more realistic assessment value into the mix. Most banks won’t approve mortgages on a property where the assessment value isn’t consistent with the current market.

Dear Seller,

Don’t you just love the way members of the public can comment on your home on this public blog!?

It’s cool, huh? Don’t you just love the freakish in-depth price analysis total strangers can make about your home on a public forum?

Isn’t it cool how transparent Redfin is? They take your money to list your home and then allow people to write whatever they want about it.

Cool!

Dear Seller: Despite the fact that you’re not hearing what you’d like from prospective buyers, at least you’re getting feedback directly from buyers and getting a sense of where the market is at, which I personally think is very helpful. Gene sounds like a bitter out-of-work real estate agent! :-)
