		<description>I saw your house during the open house.  Very cute house, cute lot.  I&#039;ve been doing a LOT of shopping for homes in the QA area, and your asking price is solidly a minimum 100K over comps.  Unless you bought at the high point of Seattle real estate, you should either wait this one out a long time or consider a substantial price reduction.  The wheels have come off the Seattle market, and now that the conforming and non-conforming loans are smaller and tougher to get, buyers are hard to come by.  Also, the new regs for 90day comps have brought a more realistic assessment value into the mix.  Most banks won&#039;t approve mortgages on a property where the assessment value isn&#039;t consistent with the current market.</description>

Small, yes, but average size for the cross streets in the area closest to QA Ave. It&#039;s fully fenced and thus private, which increases living space.  It&#039;s great to have a private outdoor space to use in the summer!  Also, this home in an area that doesn&#039;t allow development in people&#039;s backyards.  You&#039;ve seen those townhomes that go in behind a single-family home?  That can&#039;t happen there.</description>
