<p>The last town home in a development on the north side of Magnolia shared by Williams Avenue and Jameson St. recently sold for $431,500. It has 2 bedrooms, 3 1/2 baths and is comparable to the one I wrote up in March on <a href="http://seattle.redfin.com/blog/2007/03/wanted_impeccable_manners.html">Jameson Street</a>. There are some differences between the units. The town home on the Jameson St. side of the building is 1150 sq. ft. (300 sq. ft. smaller then the one on the Williams Street side) and was originally listed for $439,000.  It looks like the waiting game paid off for the new owner on Williams street since they paid just under $298 sq. ft. and there are not many town homes available in the $350-$450K price range right now in Magnolia.</p>

			<content:encoded><![CDATA[<p>We recently installed a cedar fence and wanted to dress it up using copper-topped post caps. I went to a few local places and decided I could get the best bulk deal at Lowes or Home Depot. So, I bought a few boxes and brought them home. They looked great. Here&#8217;s a photo of two of the copper post caps:</p>

<p>I put a few of them on the posts and was so happy until one of my friends said, &#8221; Hey, that one looks strange&#8221;. I took it off the post and to my horror, I realized it wasn&#8217;t copper-topped at all. It was plastic painted to look like copper! Ahhhhhhhhhh! Finally, they fooled me. I got out the packaging and to make it worse, both packages, the ones with real copper and the plastic painted ones, had the same SKU and barcode (72215 . 189331, 7  53904 00001  9). Both were made in China by the same company (Maine Ornamental) with elaborate packaging that hides the details and looks the same. There was no way I could have discerned one from the other without removing the packaging and flipping them over to reveal the plastic.  I was fooled. Then I thought, what if they do this with our plumbing next? </p>

<p>Two days ago I drove out to Lowes and confronted a manager who told me he would call purchasing and research it. He said Lowes probably didn&#8217;t know about the change and he was shocked. He took my number and e-mail and said they would contact me. I am not even a bit surprised that I haven&#8217;t received and e-mail or phone call from them. Are you? What I can tell you is that I went to <a href="http://www.limbacklumber.com/about_us.htm">Limback Lumber</a>, a family-owned business in Ballard, and their post caps are made in the USA of real copper.  I also went to Home Depot and they buy copper-topped caps made in Tacoma that are also real. So, the real ones are still out there, at least for now. By the way, the one in the photo at the top on the left is the one with a real copper top. Could you tell the difference without flipping them over?</p>

We&#8217;re into the wall-to-wall carpeting, which feels nice under bare feet. It&#8217;s wired for sound, and cool in the summer, but also surprisingly warm in the winter because it&#8217;s next to the furnace. We like the orange walls. We put our ugly furniture down there, which we like sitting on better than anything else. </p>
<p><strong>What we like about the neighborhood</strong>: the neighbors are friendly, delivering wine and cheese when we moved in, but the best feature is probably <a href="http://www.flickr.com/search/?w=all&amp;q=davidrodgerspark&amp;m=tags">David Rodgers Park</a>, which has a jungle gym for toddlers, and tennis courts, and nice big trees, and a soccer field too. The bus stops there every morning for the driver to have a smoke and he often lets you on in the interim, which is nice. You can run to Kerry Park in just a few minutes, and all the Queen Anne shops are two blocks up the street. There&#8217;s a swimming pool a few blocks away. Unlike some parts of Queen Anne, it&#8217;s easy to get there and back from Fremont or to 99, but the street is still nice and secluded, with trees that bloom in spring. Sylvia likes the view, especially the neon signs of Ballard, and the Fremont Cut at sunset.</p>
<p><strong>Favorite area restaurant:</strong> Ototo sushi is delicious but the take-out service can be agonizingly slow&#8230; they start cutting when you show up. We also like hanging out at this <a href="http://www.eldiablocoffee.com/">Cuban coffee shop</a>, or <a href="http://www.flickr.com/photos/seattledailyphoto/339658315/">Caffe Ladro</a>, or <a href="http://www.macrinabakery.com/">Macrina Bakery</a>. There&#8217;s a dozen restaurants within walking distance, and now just two blocks away this place that prepares healthy take-home gourmet meals that we started to get into. Plus a fish market, and Metropolitan Market.</p>
<p><strong>Recent remodeling:</strong> We put in granite counters, replacing this grimy white tile, and also expanded the stairwell to admit more light and allow us to get big furniture upstairs. </p>
<p><strong>Most romantic spot:</strong> The deck in summer is very nice, because you can enjoy the view and it&#8217;s right next to the kitchen, so you can get more food. The neighbor has this gigantic, prehistoric rhododendron that gives you pretty good privacy.</p>

They were within $5 of each other on price per square foot at $366 sq. ft. and $370 sq. ft. respectively.  </p>

But, than again there&#8217;s the outlier at <a href="http://www.redfin.com/stingray/do/printable-property?external_id=131030"><strong><u>3442 10th Ave. W</u></strong> </a> that sold for $597 a square foot.   </p>
