Spotlight: Belmont

This week’s Mid-Peninsula spotlight is on the city of Belmont. A small, fairly affluent community of 26,000 located along the Highway 101 corridor, Belmont is a hill-studded community of predominantly single-family homes, with some townhomes/condominiums and apartments located primarily in clusters. The average age of its citizens is a young 39.4 (didn’t I just hear that 40 is the new 30?), with a median income of $102,315 (with 51.3% of the population earning more than $100k).

Incorporated in 1926, Belmont is run by a mayor and city council, has it’s own police department (and a very low crime rate), and a jointly shared fire department. In addition to a extensive hiking trails and open space, Belmont has a busy Parks & Recreation Department, with offerings for toddlers, children, teens, adults and seniors.

It is safe to say that Belmont is a bedroom city, having no real downtown shopping area or industry. City services are geared toward residents, with resources put into benefits such as a new state-of-the-art library, recreational activities, senior assistance, and more.

- Average List Price: $1,031,586
- Average Sale Price: $972,015
- Median Sale Price: $900,500
- Average Price per Square Foot: $610
- # of Sales: 66

Education:
Public schools : 5 elementary, 1 middle and 1 high school
Private schools: 6 elementary, 1 high school (female), and 1 college

Transportation:
CalTrain — one station. Services the north-south corridor from San Francisco to Gilroy
SamTrans — San Mateo County’s public bus system
Freeway access–Direct access to Highways 101 and 92, and indirect access to Highway 280

    Dave - Good comment. This was meant to be a snapshot of the city, not an in-depth review. Over the coming months I will be writing snapshots of Peninsula cities like this, and doing spotlights on specific school districts to help home buyers with families.

    how about saying something about the schools instead of just "it has schools"... doesn't every neighborhood on the peninsula have some number of schools?
