Berkeley: Just What We Like To Hear — Price Reductions Galore
Price cuts are always good news and there seem to be a fair number of them around at the moment in Berkeley.
Several are on homes I have previously reviewed (let’s hope there’s no connection):
* $36,000 (from $685,000 to $649,000) knocked off this 3 bed/1 bath on Otis Street which needs some attention and is near to the “mythical status” grocery market Berkeley Bowl.

* $125,000 price drop (from $1,750,000 to $1,625,000)on this 4 bed/3 bath traditional on Spruce Street (above) in the Berkeley hills. It comes with an extra lot and I liked the flow of the interiors.

* $180,000 reduction (from $1,175,000 to $995,000) on this 4 bed/3 bath (above) from which you can look out the window at the pool of the Claremont Hotel. It’s a charming house but not in the best location.
* $50,000 cut (from $1,795,000 to $1,745,000) on this 5bed/5bath on Russell Street in the Elmwood neighborhood. Fully renovated inside and out, it is in the heart of a great shopping district. That’s the upside. The downside are the views over a parking lot.
And here are a couple more I haven’t reviewed but whose prices went down anyway:
* A $10,000 reduction (from $349,000 to $339,000) on an “accessible” two-bedroom condo on 10th Street. The modernist facade was given a nice makeover before the condo went on sale.
* Two price reductions totaling $25,000 (from $615,000 to $590,000)on this white 2 bed/1 bath on Matthews Street (home of the fantabulous Tardigrade house)
