Redwood City: Better Than Average

crompton Redwood City: Better Than Average

We have recently reviewed several properties in the area between Alameda and Fernside, including 3040 Sterling and 1239 Fernside. These comparable homes are all standard ranch-style that have been remodeled and updated, much like this one that just came on the market Friday at 1245 Crompton Road. While it is priced similarly to Sterling ($999,000) at $988,500, it is a bit higher than two other listings in the area at 2919 Carson ($759,000) and the property still available at 1230 Fernside (recently dropped from $939,000 to $899,000).

This home is most similar in size to Sterling at 1,560 sf, and significantly larger than the Carson street property, which measures in at only 980sf. It is almost identical to the Fernside property, but the layout here is far superior and the size of common rooms is more conducive to a family and entertaining. The living room is good sized, facing the quiet street, with maple hardwood floors and fireplace. Adjacent is a formal dining room. The hallway leads you to the three bedrooms and hall bath. All have new paint and carpet, new 4″ baseboards, detailed trim around doors and closets, and dual-paned windows. The second bedroom is very small, maybe 7′ x10′ and more conducive for use as a nursery or an office. The master bedroom has a recessed ceiling, corner pellet stove, and the floorplan flows well with access to bathroom and walk-in closet via two separate doors, but with passage between the two. A French door leads out to the back yard with hot tub, small gazebo, and lawn area. The master bath has a large glass-enclosed shower with dual heads, and green stone tile throughout.

The kitchen, off the living and dining rooms, has room for a dinette in front of the two sets of French doors that lead to the back. There are new counters and cabinets and brushed stainless steel appliances, as well as a built-in corner desk. Through the kitchen is the one-car garage with laundry facilities.

While I would vote for the Sterling property over this one, since it is appears unavailable, this is a good property in a great neighborhood, close to elementary, middle and high schools, as well as easy access to Highway 280 and shopping.
